Look no further for a person looking to make the RV life a reality. One of the last of an era where builders took care to build with quality. Multiple improvements and replacements have been replaced or upgraded in the past 3 years. Took a family of 3 on a cross country road trip and a huge loop of the West with months spent on board.

New coils, new water heater, new propane regulator, new water pump, new ABS module (reprogrammed in 2021 by G7 Computers so the dreaded CARM issue will not be an issue), new TV system, new stairs motor, new rocker switches, new lighting, LED bulbs throughout, new house batteries, new pancake lights, new propane cylinder port, new latching controller.

Things I know are weak or non-functional. I removed much of the previous coax system and removed both front and rear CRT TVs, the satellite dish system does not function. We pinned the third captain seat in the forward-facing position making it much safer but will not be able to rotate. I removed the propane warning system as the actuator is stuck in a closed position. Some gaps in interior panels and loose trim are to expected on an older rig. A section of the carpet below the drivers was removed to chase a wire that needed replacing. The alarm system is disconnected. The slider operates but needs assist from a person which means the system takes two persons to operate. Ceiling is intact with no leaks; one leak occurred during our ownership caused by a falling branch and was fixed during the same storm. Tear in the very corner of the slider awning.

Blade valves work well, black tank drains without issue, comes with 4 drain lines, anaconda drain line system, shore power connection cable, potable water hoses, black tank gloves, auxiliary cooking stove, boxes of accessories worth hundreds of dollars and will be all you need to camp your first night. Plumbing has been upgraded with 3 additional drain valves for those surprise cold days. Plumbing also has a bypass so the water tanks can be filled form the shore water connection. Select panels have been removed from the under carriage so one added heater can prevent pump or accessory line freezing. Comes with insulation to cover front windows on extended stays. Overhead light has been replaced with 12 volt rope light ambiance lighting. Kitchen comes with counter space! Washer dryer works but hot water valve is non functional. Rig can run washer/dryer or microwave on shore power. Refrigerator runs on propane for cooling or shore power. Cumbersome bed frame was removed for family of 3. Ikea like bedframe has been set into the space for now but could be removed easily. Electric receptacle was moved to accommodate alternative electrical needs. One A/C shroud was replaced. Roof has been been re-armored by previous owner. No leaks and is monitored daily. A triple sized dehumidifier has been running since it was restored. 5 tires are in good shape, one tire was popped and replaced in 2022 so it does not match. Onan Marquis 5500 generator starts and operates; we used it once. Many of the seal joints were redone by our family so they are in good shape but not the best aesthetics. Main awning works well and is functional (if a bit faded). Leveling jacks all work. One return leveling jack spring was replaced in 2021 and the packing leaks a little when lowered on same unit.
