This house is very nice and cute. There's newer paint, silver appliances, laminate and tile flooring, new light fixtures, new toilets, new sinks, new bathroom vanities, new bathroom floors, etc.
I'd prefer no pets. But would consider a cat or small dog.
There's a washer-dryer in the garage. This is a good neighborhood with little traffic. No busy street.
The kitchen and living room would be shared space. I've done this before and it's worked out well!
Or, I'd rent out the whole house for $2000 a month.
