Hi all: we've got one room opening up in a three-bedroom apartment starting Aug 1st at $770/mo each. We're in Happy Valley, just south of WWU and located on a fairly quiet dead-end street. I’m looking for folks who prefer a mellow home environment, and who are particularly good about kitchen cleanliness. Cleaning up after yourself is a must, basic courtesy and consideration for others, and respectful use of headphones.

* Must be LGBT friendly!

* No smoking, no illegal drugs (legal edibles totally fine, and no worries if you like to go do your 420 elsewhere, we're just keeping it smoke free in here)

* Must be COVID vaxxed and boosted.

The current tenants are me: a gal age 33, and a (femme) NB friend same age. We're both avid readers, play some video games, have other hobbies leaning on the nerdy side.

Official stuff:

Lease: Fixed term, 12 month. Start: August 1 2024 end: July 31 2025

Rent per co-tenant: $770/month.

Utilities: Water, sewage, and grounds maintenance included in rent. Electricity, trash pickup and cable/internet split by tenants. (Apx $60/month, higher in winter depending on heat usage)

Amenities: includes dishwasher, garbage disposal, in-house washer/dryer and two full bathrooms.

Storage: large amount of free, secured storage in basement/garage.

Parking: adequate adjacent street parking, and 4/5 private parking spaces shared throughout the triplex (first come first serve basis)

Application: fee is $40 per signer (that’s $80 with a co-signer). Will require basic credit and background checks.

First, last, and security deposit due at signing, all are $770. Upon approval of application there will be a $200 holding deposit payable to the landlord; to be applied towards the applicant’s security deposit at the time of lease signing. If the applicant fails to sign the lease at that time the holding deposit will be forfeited.

Sorry, the landlord is firm about no pets :(
