The Opportunity: I own a beautiful 30-acre property and am looking for an experienced farmer, rancher, or agricultural entrepreneur to put the land to work. I do not have the time to take care of the animals myself, but I would like to see this land thrive and am willing to be a financial partner in its development.
The Land:
• Current State: Approximately 6 acres are currently cleared and ready for immediate use.
• Expansion Potential: There are an additional 4+ acres of blackberries that can be converted to usable farm/pasture land (6-12 acres total potential).
• Infrastructure: The property is partially fenced for cattle and there is water on site.
• Owner Investment: I am willing to invest in the property’s success. This includes funding for additional fencing, regrading the land, or professional soil preparation/turning for the right partner and plan.
Possible Arrangements: I am open to a wide variety of "deal" structures depending on your experience and needs. This could include:
• Traditional land lease.
• A profit-sharing partnership.
• A "land-for-product" barter (e.g., you farm, I get a portion of the harvest/beef).
• Something else? If you have a solid business plan, I’m all ears.
