🔹 Screening and Paperwork:
• PCR (Pacific Crest Reality) manages the screening and paperwork process.
• Security deposits and pro-rated rents are handled directly between me and you.
• Keys/fobs are exchanged directly between tenants.
• The security deposit stays on PCR’s records.
🔹 Fees and Application:
• A $250 Administrative Takeover Fee must be paid before the exchange happens.
• Interested applicants must apply to the “TAKEOVER” (studio/0 bath) unit, including roommates and co-signers. Screening fee: $60 per person.
• Screening includes credit, criminal, and legal background checks.
• Notify PCR of the applicant’s name for tracking and processing.
🔹 Finalizing the Takeover:
• Once approved, both parties agree on an exchange date.
• PCR sends a Change of Tenancy form via Authentisign – all old and new tenants (and co-signers) must sign.
• Key exchange happens on the agreed date.
• PCR updates records with the new tenants as current residents in that unit.
• New tenants receive an invitation to RentCafe for online rent payments.
