Take over our lease!

Lease transfer is through landmark property management. The space is a two story, 3 bed/2 bath townhouse at the end of a row of 4 so the only neighbors are on one side, nothing above or below! Built just 10 years ago and about 1,100 square feet.

The lease:
Monthly rent is only $1,300. Water/Sewer/Garbage are not included in the rent price. The lease runs through March 31st of 2020 with the option to re-sign if you choose. Sorry, no pets per Landmark, although that may be something you could discuss with them for an extra deposit.

The space:
Living room, kitchen, full bath, and one bedroom located downstairs and the master bed/master bath and additional bedroom located upstairs. Very large walk in closet in the master and the master bath has a ton of space as well. There is a washer/dryer in the unit along with all other amenities. You have one assigned parking spot with addition parking right along the fence a couple feet away (no garage).

Move in:
We would hand off keys and you would assume the lease sometime between September 23rd and September 30th. Since we will be paying rent for the month on September 1st, you will not have to pay rent for September regardless of the move in day as soon as the 23rd!

Our deposit stays with the house and is transferred to the new tenant(s). We paid $1,000 when we moved in, but since there is general wear from the last 5 years, we will only require $500 of that deposit from the new tenant(s). You keep the entirety of the deposit when you do move.

Other details:
Serious prospects, please respond to this email with your name, date available to move in on or after September 23rd, and I will send you the link to the Lease Takeover Application ($45 per individual on the application) and we can also schedule a showing before you complete the application and pay that fee. There is an additional $250 lease transfer fee we will split. General Landmark requirements are 3X rent is required for household income, otherwise you will need a Cosigner.

Your move in cost would be:
$500 deposit and your $125 half of lease transfer fee. In total you will be moved in for $625 dollars with no rent due until October 1st which is a fraction of the cost you would be paying for first/last months rent and full deposit elsewhere.

This is a first come, first served situation and we will not be holding this unit. The first person to apply (get approved) and pay the transfer fee with us and the deposit will get the home on the date of your choice between September 23rd and September 30th.
