We absolutely love living here but life is taking us in a different direction, so we are looking for great new tenants to take over our lease on August 1st. This apartment is perfect for a couple, a small family, or friends to share. Or for one person who just likes to have a lot of space. The rental is unfurnished, but we are downsizing so if you wanted to have first dibs on any of the furniture we will be selling we can discuss that before we move out.

The current lease ends April 28th, 2025, but can be renewed for a year at a time after that.

ABOUT THE UNIT:
• 1,193 Sqft 3 bedroom/2 bathroom corner unit on South East corner of building. The best corner at Cedar Grove!
• 2nd floor walk-up (no elevator), SE exposure and sweeping pastoral views of trees and foothills

*Electricity is provided through PSE, we averaged $105/month over the past year
• Cedar Grove application fee is $50 each tenant age 18+ or co-signer must apply and be approved
• Security deposit is equal to one month’s rent + $150 one-time administrative fee

Forced air electric heating, low-profile LED lighting and quartz windowsills add a little something extra, and all units are equipped with high-efficiency washers and dryers. Each building has several secured entrances for convenience and added peace-of-mind.

We have found it to be a wonderful community of great neighbors!

We have only good things to say about the management company! Cedar Grove is professionally managed by DCI Property Management, Whatcom County's premiere property management company. The management and maintenance team are very friendly and responsive and truly care about their buildings and tenants. They keep the grounds and buildings clean and well maintained. CEDAR GROVE APPLICATION PROCESS:
➢Please review all screening criteria to determine if requirements can be met.
➢Please visit our website www.dci.pm to complete the rental application online – this is our preference and recommendation for fastest processing.
➢Each person aged 18+ must complete a rental application.
➢Each applicant must have a legally issued U.S. Social Security Number and/or Tax ID Number.
➢At the time of application submittal, applicant shall provide a copy of valid & current photo ID (Driver’s License, Passport, etc.).
➢Non-refundable application fees total $50 per applicant and $50 per cosigner.
➢In the event that applicant(s) is/are approved, a one-time $150 Administrative Fee must be paid prior to move-in.
➢Applications are processed in the order they are received. Applications with unpaid fees or applications that are incomplete, unsigned, inaccurate or illegible will not be processed. Any paid application fees will be forfeited.
➢Acceptance or denial of the completed application packet may take up to five (5) business days. Lack of action or commitment on the applicant’s part may result in denial of the application.

Upon application approval, applicant(s) may be required and should expect to pay the security deposit, sign the lease agreement and/or pay applicable fees and deposits within five (5) business days following approval.

GENERAL SCREENING CRITERIA:
➢Each applicant must qualify individually, regardless of age, and must meet all of the following criteria.

Applicants who do not qualify under these guidelines may be denied outright or required to obtain a valid cosigner.

INCOME REQUIREMENTS:
➢ Applicant’s gross monthly income shall be at least three (3) times the monthly rent.
➢If more than one applicant, then the collective income of all applicants shall be considered.
➢ Each applicant must show at least two (2) years of continuous employment meeting the combined income criteria of 3x monthly rent.
➢At the time of application, it is the obligation of each applicant to provide proof of income by submitting copies of the following:
➢ If Employed – Copies of the last two (2) months’ paystubs
➢If Self-Employed – Copies of the previous two (2) years’ tax returns and three (3) months’ bank statements.
➢ Other forms of proof may be considered from applicants with special income circumstances, such as retired persons and social security recipients.
➢Stability of the source and amount of income during the past five years may be considered.
➢ All sources of employment and non-employment income shall be legally obtained and verifiable.
➢ Housing and utilities shall not exceed 35% of total income. Installment debt payments shall not exceed 35% of total income. If the applicant does not have installment debt, then the income-to-debt ratio for housing may be permitted to be up to 50% of total income.

HOUSING HISTORY:
➢ The applicant(s) shall provide information necessary to verify current and previous rental history for the past three (3) years.
➢ Each applicant’s two (2) most recent years of address history must be verifiable, paid and from a non-related landlord OR demonstrate on-time mortgage payments for at least the most recent two (2) years.
➢ If the applicant’s housing during the past five (5) years has included home ownership, then mortgage payment history shall be considered.

CREDITWORTHINESS:
➢Creditworthiness will be determined from a credit report, which should reflect prudent payment history and a credit score of 670+.
➢Each applicant’s history should be free of evictions, judgments, collections and bankruptcies.
➢A valid explanation may be considered if provided by applicant(s) in writing.
➢A credit score of under 600 may result in automatic denial.

OTHER:
➢DCI Property Management will run a criminal background check. Arrests and/or convictions may be evaluated. Any individual whose occupancy could constitute a direct threat to the health or safety of other individuals, or could result in physical damage to the premises, may be grounds for denial.
➢The behavior and demeaner of applicants during the application process will be considered.
➢Any information that is incomplete, illegible, inaccurate or falsified may be grounds for rejection or termination of the rental agreement upon discovery.

LIMITATIONS:
➢All units require Renters Insurance throughout the term of the lease
➢Smoking is prohibited in all units and building(s) as well as within 30’ of the building(s)
➢Pets may or may not be permitted, dependent on the property. In the event a pet is permitted, then tenant will be subject to a pet fee and pet deposit, payable prior to move-in.

VARIANCE POLICY:
Failure to meet the screening criteria as stated may be grounds for:
➢Denial of the application
➢Requirement of a qualified cosigner
➢Requirement of the payment of an additional deposit
➢Additional documentation may be considered in lieu of a U.S. Social Security Number
